Boundaries:
Newport Heights is an enclave of homes, condos and duplexes adjacent to Pacific Coast Highway and Newport Blvd.
Number of Homes:
Approximately 1,000.
Style:
Well diversified, with custom homes but no tract homes. Much remodeling and new construction. Homes single- or double-story only.
Builder:
James Ray was a predominant builder in the 1940s and 1950s, but over the last 40 years, homes have been mainly built by individual builders.
Age of Neighborhood:
The first homes were built around 1914.
Community Features:
Along with views of the ocean, harbor and/or bay from many of the properties, Newport Heights prides itself on
being a close-knit community.
Many of the homeowners have been there for decades. The neighborhood, filled with parks and three schools, is safe and excellent for children. The area is a popular Halloween and Christmas location with houses and entire streets decorated for the
festivities.
There are also three Cliff Drive Parks perfect for picnics and the annual Memorial Day celebration. Interestingly, there are no streetlights in the
neighborhood, except for portions of Santa Ana Avenue and San Bernardino.
Schools:
Children attend either Newport Heights Elementary, Ensign Junior High and Newport Harbor High School.
Shopping:
Newport Heights is within walking distance to a number of stores and restaurants. More extensive shopping can be found on 17th Street or Newport Center Fashion Island, a short drive away.
